The City has initiated a land use study and urban design concept plan for the area generally bound by York Road, the CNR rail line and Stevenson Street in Guelph. The land use study will consider:

  • land use next to York Road, Victoria Road and Stevenson Street
  • appropriate land uses along the rail corridor
  • identifying large-scale redevelopment and intensification opportunities
  • determining the extent of employment lands in the study area
  • examining the mixed business and service commercial land use designations
  • transition between residential and non-residential uses

The land includes the York Road Intensification Corridor, which is planned to achieve increased densities, mixed use and community services. The majority of the area is designated as industrial land, service commercial and mixed business lands with a variety of uses including manufacturing, used car dealerships, restaurants, residential, auto repair and scrap yards.

Learn more by reading a background report and presentation that describes the history and existing conditions of the area.

The study is intended to develop a coordinated approach for the future of this area and will inform Guelph’s Official Plan update
